For years, town centres have faced the challenges of shifting retail habits, vacant units, online shopping and underinvestment. However, increasingly, we’re seeing something important happen. Communities, local authorities and businesses are beginning to recognise that regeneration is not simply about filling empty shops. It’s about restoring the identity of our Northern town, creating places people can relate to and once again want to spend time in again.
At MOJO Architects, that belief sits at the heart of what we do.
A brilliant example of this in Leigh town centre, where significant regeneration investment is already beginning.
Leigh has secured more than £32 million in regeneration funding, combining Levelling Up investment, Shared Prosperity Funding and the long-term “Pride in Place” programme aimed at transforming the town centre over the next decade.
As part of this wider transformation, MOJO Architects has been proud to support the revitalisation of historic shopfronts and buildings across the town centre, helping bring new life back into the high street while respecting the character and identity that already exists within Leigh.
Great architecture has the ability to completely reshape how people experience a place. A neglected high street can quickly begin to feel forgotten. But thoughtful, detail-driven regeneration can change that perception entirely. Restored facades, sensitive heritage improvements, improved public spaces and better pedestrian experiences all contribute towards creating town centres that feel welcoming, safer and full of life once again.
And importantly, people notice.
At MOJO Architect, regeneration always starts with understanding what already makes a place special.
Leigh has a rich industrial and architectural history woven throughout its streets. From historic shopfronts and traditional brickwork to landmark civic buildings such as Leigh Town Hall, the town already possesses a strong sense of identity and heritage.
Our role as architects is not to erase that character, but to carefully evolve it for modern use.
That balance between heritage and contemporary design is something we care deeply about at MOJO. We believe architecture should strengthen the connection between people and place rather than dilute it. Something that is evident in the growing number of heritage projects we are a part of. From revitalising local shopfronts and supporting high street regeneration, to working on an increasing number of listed buildings.
What’s particularly exciting about Leigh is that regeneration is happening across multiple levels simultaneously. Alongside public realm improvements and shopfront investment, plans are also progressing around Leigh Market refurbishment, bringing vacant units back into use through High Street Rental Auctions, and wider long-term investment connected to transport, education and community infrastructure.
Together, these projects are helping create a town centre that feels active, connected and future-facing once again.
As a proud, Northern Architect, this type of work is incredibly important to us. We care deeply about helping towns retain their identity while adapting for future generations. Because when architecture is approached thoughtfully, regeneration becomes about far more than buildings.
It becomes about restoring pride in place.
It becomes about supporting local businesses, encouraging investment and helping communities reconnect with the towns they call home.
